Home watch is a visual inspection of an unoccupied home, looking for obvious issues like leaks, pest activity, storm damage, security concerns, or system failures so small problems do not become expensive ones.

Snowbirds, frequent business travelers, military families, second-home owners, and estates between sales all benefit. If your Nashville-area home sits empty for more than a few weeks at a time, scheduled home watch protects your investment.

Most insurance carriers recommend at least every 7 to 14 days for unoccupied homes. We tailor a weekly or bi-weekly schedule to your property type, season, and risk profile.

We contact you immediately by phone or text, document the issue with photos, and — with your approval — refer you to trusted local trades to address it.

We can refer vetted Middle Tennessee plumbers, electricians, HVAC techs, roofers, and cleaners, and grant them access on the day of service. We do not supervise or manage the repair work — you approve the scope and pay the vendor directly.

Our core service is for unoccupied homes rather than active short-term rentals, but we can support owners between bookings or during off-season closures.

We do not perform those services and we do not supervise the vendors who do. When we visit, we document any obvious issues we observe with pools, spas, irrigation, or landscaping in your photo report.

Security systems alert you to events; home watch finds problems that systems cannot see — slow leaks, mildew, pest activity, HVAC failures, landscape issues, and more. The two work best together.

We collect them in person, store them in a secured system, and use them only for scheduled visits. Lost keys are replaced and locks rekeyed at our expense.
